Four things that mean you should not wait
Termite damage is silent until it is structural. If you can see any of these, the colony has been working for a while.
Mud tubes on walls or piers
Pencil-thin soil tunnels running up a wall, a pillar or a pipe. This is subterranean termites travelling under cover — it means an active colony nearby.
Timber that sounds hollow
Skirting, door frames or structural timber that sounds papery when tapped. The surface stays intact while the inside is eaten out.
Discarded wings
Small piles of identical wings on window sills or near lights, usually after rain. A colony has swarmed and is looking for a new nesting site.
Damp or leaking areas
Leaking pipes, planters against the wall and poorly drained soil keep timber wet, which is exactly the condition termites need.

Termite baiting system
For a colony that is already eating the building. Stations go into the ground around the structure, termites carry the bait back to the nest, and the colony is eliminated rather than pushed next door.
- 5 scheduled visits, roughly every 15 days (about a 60-day course)

Written English over LINE or email is answered the same working day, and we bring written English documentation — quotation, scope, service report — to every job we take in English. For on-site conversation, plan on simple English or have a Thai speaker present; we will tell you honestly if a job needs one.
- Is the site survey really free?
- Yes, within our main service area of Rayong and Chonburi. We inspect, photograph and explain what we find, then quote. There is no charge for the visit and no work begins before you approve the quotation in writing.
- What is the difference between soil treatment and a baiting system?
- Soil treatment injects termiticide into the ground under and around the building to create a treated zone — it is prevention, and it is what an annual contract is built on. A baiting system is for a colony that is already active: stations are installed, checked over 5 visits roughly every 15 days, and the colony is eliminated through the bait. Many properties end up with both, in that order.
- My house has no injection pipes. Can you still treat it?
- Yes. Where there is no existing pipe system we drill and inject along the structure, following the slab edges, expansion joints and soil contact points. The survey decides the drilling pattern; we mark and seal every hole afterwards.
- Are the chemicals safe for children and pets?
- The products we use are registered with the Thai FDA as hazardous substances and are applied at label rate by trained staff. Safety comes from how they are applied: we tell you which areas to keep clear, how long to stay out, and when the area can be used again. Aquariums, pet bowls and children's items are covered or moved before we start.
- How long does the work take, and do I need to leave the house?
- A typical house takes half a day to a full day depending on size and access. For most soil treatments you do not need to move out — you need to stay out of the rooms being treated while they dry, usually a few hours. We tell you the exact timing during the survey.
- Which areas do you cover?
- Rayong (Mueang Rayong, Ban Chang, Pluak Daeng, Nikhom Phatthana and nearby districts) and Chonburi (Mueang Chonburi, Si Racha, Bang Saen, Pattaya, Sattahip and nearby districts). Locations outside these two provinces are possible — ask, and we will confirm scheduling and travel terms before booking.
- What does the warranty cover?
- Annual contracts carry a warranty for the contract period, with the scheduled follow-up visits included. Baiting courses carry a 60-day continued warranty after the final visit. The exact terms are written into the contract you sign — we do not rely on a verbal promise.
